Best Areas to Buy Apartments in Beirut?

I’m planning to invest in real estate and would love some advice on where to buy apartments in Beirut. I’m interested in areas that offer good rental potential and long-term value. My budget is mid-range, and I’m looking for a 2- or 3-bedroom apartment.

I’ve heard neighborhoods like Achrafieh, Hamra, and Verdun are popular, but I’d like to know which areas currently offer the best value for money. Additionally, what’s the average price per square meter in these neighborhoods?
